7 remodeling mistakes to avoid

We’ve seen it all after 40 years in remodeling, and homeowners tend to make the same patterns of mistakes. Unfortunately, a lot of people don’t understand the scope of work involved with remodeling and how projects come together. MISTAKE #1: NOT CHECKING A CONTRACTOR’S WORK

People often meet a contractor, and since they seem nice, assume they are qualified. This is not the case, not all contractors have the same abilities. Go to a current job site and talk to the homeowner and ask if things are running smoothly. Is the area clean? Do they show up on time? Also, look at something the company did five years ago. Find out about any warranty issues and see how everything has held up.

MISTAKE #2: NOT ENOUGH DETAILS IN THE CONTRACT

Every remodeling project has hundreds of decisions, from the colors, quantities, makes and models of every element. If you leave anything to chance, you’ll be disappointed. You need a detailed contract to show exactly what you are getting and when it will be done. You should never rely on a verbal agreement. If what you want is not in the contract, assume it is not included.

MISTAKE #3: NOT FACTORING IN UNFORESEEN COSTS

One of the most important things for a homeowner to ask about before signing a contract is what unforeseen costs they could run into. We will catch many of these items up front and give you a more accurate initial estimate. We use scopes and cameras to thoroughly investigate what’s in your walls to help you avoid any surprises. Our initial estimate may be higher than others because we are more thorough in our investigation. It’s much better for you to find out ahead of time and have it in the budget than to be “surprised” in the middle of construction, after getting a low estimate to entice you.

MISTAKE #4: MAKING A LARGE DOWN-PAYMENT

Don’t give anyone a large payment upfront; it’s too risky for you. A contractor with good credit and accounts in good standing doesn’t need it. We’ve heard so many stories about people losing money this way. Cipriani’s Safe-Pay requires just 2% to get started, and you only pay as work is completed.

MISTAKE #5: CHOOSING LOWER QUALITY PRODUCTS

When consumers shop just on the lowest price, it’s often to their own detriment. Manufacturers often build their products with different specifications, depending on where they are sold. A Kohler faucet sold at a plumbing supply store is made to higher standards than one from a big box store. They may look the same, but they are made differently. Some online companies buy secondhand products, selling them with slight imperfections at a lower cost.

MISTAKE #6: PAYING TOO MUCH OR TOO LITTLE

It’s unwise to pay too much, but it’s actually worse to pay too little! If the price you received is really low, you should ask why. What aren’t you getting, what are they doing differently, what are they compromising on? Will they “discover” hidden items after starting to increase the cost? We would hate to see you spend a lot of money with the low bidder and not get what you want, rather than spend a little more and get it right. It all goes back to the reputation of the company and the quality of the craftsmanship and products.
